Goldfields is pleased to report that construction is progressing well and focus now is on completing fit out of apartments.

As reported, whilst the builders were set back with the completion of structure, construction since has progressed very well. The builders are now well and truly back onsite post the Christmas period and we are pleased to report that they were able to get a number of the key finishes trades through the building throughout the shutdown period.
Our official contract completion date with Arc 3 is the 23rd February 2019 and as of this morning (14th Jan) we are being advised by their Project Managers and Directors that this date remains intact. The usual process from contractual completion is that settlements (pending timing of issuing new titles from titles office) should take place within two weeks from this date. With confirmation from the builder this morning that 23rd February is on track we are working towards a settlement / move in date very early March.
We are pleased to introduce Erin Moore from Goldfields as your settlement coordinator.
Erin will be in touch throughout January and February to provide further updates and to arrange your pre settlement inspections for yourselves and the bank valuers.
We ask that you please ensure your banks and solicitors are informed that settlements are expected to occur in early March 2019, pending practical completion and issuing of titles.
If you have been past the site recently you will know that there has been some great progress with a substantial component of the structure already in place.
IRONSIDE have not let the Melbourne weather get in the way of progress so will take a well earned break over Christmas from this Friday. Works will recommence in middle of January.
The project team are still reviewing purchaser changes with pricing to be finalised shortly. We will expect pricing to be provide to the purchaser sometime in the new year. This is only in regard to request that were outside the purchasers contract. We appreciate your patience in regards to this matter.
October through to December have seen excavation works completed and the commencement of the concrete structure.
Basement structure has been finished and a major milestone was accomplished last week when the ground floor slab was poured. It is an exciting time for everyone when you can start to see works above ground.
First floor slab will be poured shortly after construction commences in the new year.
The Project Manager informs us that Altus construction is truly underway. The basement slab is now completed and builders are preparing form work in preparation for placement of reinforcement steel and pouring of the ground floor slab in the new year.
As we all know, we have experienced several inclement weather days (extreme heat and heavy rainfall), however, we have full confidence that our builder will be able to make up for lost time in the new years. Construction will resume in the first week on January 2019.

The developer estimates to have the structure finished by the middle of February 2019. Lock up should be around mid May, and completion is anticipated for Mid Oct 2019.

Building B roof has now completed. Windows are being installed. Mechanical, electrical and plumbing rough-in is undertaken at the moment.

Citi-Con Construction are working hard to try and have the construction works on Stage 1 (Lots 2 to 11) completed by end of this year.
Stonnington City Council has recently certified the Plan of Subdivision and the project team is now working on the relevant requirements in order to lodge the Plan of Subdivision to The Land Titles Office for registration.
In order for settlement to be triggered, the Plan of Subdivision needs to be registered and the Occupancy Permit achieved for each townhouse. These two documents are reliant on external bodies and out of the developers control.

The developer is pleased to provide the following update on the progress of Balmoral at 1571-1573 Malvern Road, Glen Iris.
Cobild have kept their momentum through November and the lead into Christmas. The attached photo shows the progress of the Level 1 pour, which has now been complete. The formwork to Level 2 is currently being placed and the pour will be completed first up in the new year.
Your nominated legal legal representative would have notified you on the upgrade of the facade feature material from timber to copper. The revised render is shown above and we’re very happy with the result produced by Ewert Leaf. At this stage Cobild are still on schedule to complete construction in September 2019.
The developer advises us that demolition was completed in August 2018. Drive Constructions was appointed as the builder at the beginning of September.
Following Drive’s appointment and under their direction design development commenced and with the input of the other consultants construction documentation and other pre-commencement activities are being undertaken.
It is anticipated that construction will commence in the coming weeks.

Bloom Glenhuntly is pleased to report that construction on site continues to track well with the sub-structure now taking form.
As the Slab on Ground has now been complete, the team is working hard to try and finalise two suspended slabs by Christmas break.
Plumbing and Electrical rough-in for Basement 1 suspended slab has been complete with the concrete pouring on track for the week commencing the 10th December.
Ground floor slab is aimed for completion on this side of Christmas and is supported by all manufacturing of precast elements already completed and awaiting installation.
Bloom’s completion date is currently anticipated for September 2019 with settlement at the property expected to follow shortly after.

JPS and Bab Developments have now entered the construction phase in full swing with Carelli Construction. Site establishment and authority construction approval were completed during July and August and the Piling works commenced at the start of September. The developer informs us they are into the second month of a 15 month build and things are tracking extremely well. The machines on site have been bulking out non stop and all concrete piles and capping beams have been constructed. The main foundations are in and things can only go up from here. It has been an ideal start to a great project and are sure things will continue to progress seamlessly.
The team from Cobild have been running a tight ship at 21 Riversdale Rd, with basement excavation close to complete. All concrete piles are in position and are held in place by the capping beam that makes for the footings to the ground floor slab. Anchors began to be installed last week and will be completed this week. Towards the end of the week the builders will begin to apply the shotcrete to the basement walls, creating a clean and crisp finish to the basement car park.
By the next update, the basement will be complete and the structure at Riversdale will have begun to come out of the ground, forming what’s to be one of Hawthorn’s iconic developments.

Happy News! We are very pleased to confirm that Buildcept have been formally engaged as the Builder for the HELM Apartments, and they have been on-site this week to finalise their Formal Planning in readiness for physical works to commence 9th January 2019.

The demolition works on site have been completed and temporary bracing of the apartment block has been completed. Excavation of the parking garage and car stacker pit has also been completed.
Footings for the car stacker have been poured and the plumbing rough‐in for this area have also been completed (comprising the stormwater retention and stacker drainage pits).
Due to the unseasonable rain events in December, the basement slab will be poured in January.
There is no change to the schedule from the July 2018 update and completion is targeted for January 2020. As progress continues, we will keep you informed of any improvements to the schedule.

The Jackson Street team are pleased to provide the following update in relation to the construction progress.
The concrete structure is now 95% complete. Slab works are continuing to progress well with the level 4 slab being poured earlier this week. Service trades are beginning works and a sewer upgrade is scheduled during the new year break. Wall frames and windows will be arriving in the new year.
Jackson Street construction is still scheduled to be completed in Quarter 2, 2019.

Builder has been appointed and is currently working with the building surveyor to get the building permit issued.
We expect construction to start early 2019.
We are pleased to advise that that demolition has commenced and we will hopefully have some photos to share of the site in the next 2 weeks.
Drakk Constructions have been selected as builder and are undertaking preliminary activities now. In the meantime, demolition in ongoing and we expect to complete within 4 – 6 weeks. Construction will commence after that and will take approximately 18 months.

The developer would like to provide the purchasers with the following updates:
First Melbourne Developments (FMD) have been working with Cobild and its consultants for last three or so months on all Preliminary matters with respect to the Malvern Residences build.
As a matter of update as you can see by the photos attached that the site buildings have all been demolished leaving a clean site for construction works to commence .
We now anticipate that Cobild Construction will start setting up the site by end January/beginning of February and excavation works to commence thereafter.
2.Purchaser Change Requests
The developer have several purchasers that have requested changes during and subsequent to the sales campaign. These are currently being costed by Cobild Construction.
These costings will then be distributed to the respective purchasers for their consideration. If required the purchaser, builder and FMD will meet to discuss these changes. All this will take place from late January 2019.
It is with great pleasure that we confirm that construction works have commenced for McKinely Residences. A piling rig has commenced in boring the concrete piers for the basement retention walls. Whilst other works have preceded this, the piling is a major item for the project. The builder Ironside Construction will now work continuously on site through to completion which is scheduled for the last quarter of 2019.
We and the developer understand that it has been a long wait for commencement. All our development, construction, funding and sales team have worked hard to make this happen. We appreciate the patience of our purchasers and look forward to delivering an outstanding development.

Construction of Pelham continues to progress smoothly with Figurehead having now completed the concrete structure including slabs, columns and walls. The top floor metal framework has been installed. The ground floor stud walls and services rough in are well progressed, with the first floor now commencing. Works due to commence shortly include plaster work, external brickwork and roof sheeting.
The target completion date remains on track for August 2019 with settlements shortly thereafter.
We take this opportunity to confirm the exciting news that the final apartment has recently been sold, and hence the entire project is now sold out!
Our next update will be in the first quarter of next year and will include further information on the settlement process ahead as well as information to assist in organising your window furnishings in time for settlement.

The early preparatory work during the first half of the year was useful in ensuring the build has continued smoothly with few issues. Given the past few months of construction have gone off without issue, we are still on track for an August settlement. The developers advise that demolition is complete. Excavation and piling has officially commenced! It took longer than expected to obtain the building permit, however this has been achieved. Works are currently being undertaken by Nick and his team at LTE Excavations. It is a big job, spanning a block of nearly 1 hectare and comprising four separate apartment buildings and an on-site hotel, but everything is tracking well so far. With excavation now underway, all works are set to be completed in 2020, with Foundry and the Adina Hotel buildings to be completed first.

The developer has advised that in early August the level four concrete pour took place at Windsor Terrace. Since then the Alimak has been installed, site sheds have relocated from a leased premise onto the site, basement levels one and two are live with power whilst trades continue services install. Next week the level five concrete pour will take place with the ground floor walls to commence shortly after.
