Goldfields is pleased to report that construction onsite continues to track well.
Due some recent inclement weather – particularly high winds that have affected crane activities onsite, Arc 3 have encountered delays to construction progress at 525 High Street.
A revised program from Arc 3 is showing that construction will unfortunately no longer be completed by December 2018 as previously communicated. Whilst we still anticipate the building to be approximately 95% by the end of the year, the revised program is re-forecasting a new move-in date of mid-late February 2019.
IRONSIDE have commenced procurement to ensure progress is maintained throughout the project and have started engaging trades.
The project team are currently reviewing purchaser changes with pricing to be finalised shortly. Over the coming weeks, pricing will be issued to purchasers for review. Once finalised you will be issued with a deed of variation to your contract of sale ratifying these changes. This must be returned before these works can begin. We appreciate your patience during this matter and look forward to your response.
September saw the commencement of basement retention works on site. Piling and capping beam have been completed and excavation works have commenced.
An important month with construction works ramping up. All piling works have been completed and excavation of the basement has commenced.
Project completion is anticipated for early Oct 2019 and settlement late Oct 2019.
The developer has advised us that it has been a very busy and productive past month on-site.
Most recently there have been 4 teams on site; one is doing the anchoring into the piles, one is doing the detailed pile excavation, and another doing the bulk excavation, the last team is preparing the walls to start spraying them with concrete, which should happen towards the end of this week or early next week.
The developer doesn’t anticipate any delays from all sides of the project.

Bloom Glenhuntly continues to progress well.
Work is now taking place on the ground floor and at time of writing half of the ground floor is complete. Electrical, plumbing and fire subcontractors are on site now, doing rough in works. The concrete wall panel for basement has been installed.

We wish to advise you of some exciting updates currently occurring at Charlemont.
The good news is that the Plan of Subdivision may be certified as early as next week and if this occurs the document will be lodged at the Land Titles Office (LTO) immediately and should be turned around within a 5 day period, as is their common practice.
Once the Plan of Subdivision is registered, settlement will be triggered. Letters will then be sent to your legal representative, requiring you to settle your apartment within the allocated timeframe. The developer will be accepting early settlements within the 14 or 21 day period.
Please note: If you are interested in settling immediately after the notice is received please ask your solicitor to notify the developers solicitor of this.
The building is looking fabulous and any noted defects have been closed out, ready for settlement.

JPS and Bab Developments have now entered the construction phase in full swing with Carelli Construction. Site establishment and authority construction approval were completed during July and August and the Piling works commenced at the start of September. Carelli Construction are forecasting to complete the basement excavation and footings by the end of 2018.
Anticipated date of Completion at this stage is on track for October 2019
The update for November is that there have been delays and that the developer is still in the process of negotiating with a few builders. They will now appoint a builder this month (November rather than previously outlined October). Anticipated start date is now realistically early 2019.
Anticipated Date of Completion will be 2nd quarter of 2020.
The developer informs us they are into the second month of a 15 month build and things are tracking extremely well. The machines on site have been bulking out non stop and all concrete piles and capping beams have been constructed. The main foundations are in and things can only go up from here. It has been an ideal start to a great project and are sure things will continue to progress seamlessly.
The team from Cobild have been running a tight ship at 21 Riversdale Rd, with basement excavation close to complete. All concrete piles are in position and are held in place by the capping beam that makes for the footings to the ground floor slab. Anchors began to be installed last week and will be completed this week. Towards the end of the week the builders will begin to apply the shotcrete to the basement walls, creating a clean and crisp finish to the basement car park.
By the next update, the basement will be complete and the structure at Riversdale will have begun to come out of the ground, forming what’s to be one of Hawthorn’s iconic developments.

The developer advises that due to builder construction issues, practical completion of the development is scheduled for 30th November 2018.
The major obstacles have been overcome, ie, connection of main power by Jemena which has held up the installation of the lift. With this now under way, it will mean that the rear of the building will be worked on as the temporary lift will be dismantled.
We have commenced the defects inspections and any rectifications required will be attended to prior to final inspections. The dates of these inspections will be advised in due course.
We therefore estimate that settlement will be the beginning of December.
The developer is pleased to confirm that, after a lengthy tendering and vetting process in order to acquire a high-calibre, reliable Contractor, they have entered into a Letter of Intent Agreement to engage Buildcept as the Builder for the HELM Apartments.

With the Soil Testing Phase now coming to an end, this is perfect timing for a seamless transition into the start of Building. Original settlements were late 2019 and we now expect this to be within the 1st quarter of 2020, with the additional Christmas shutdown included.
Façade retention works that were planned for October have been completed and the remainder of the demolition is now continuing. The lift core structure has been completed to height and a crane will be installed shortly. Excavation of the basement and services and ground slabs will take place once the demolition has been completed.

We would ask that outstanding Deeds of Variation are returned by 15th November 2018, as finish trades are being finalised and approved by the end of November. Finish items with long lead times must be secured this year.

It is with great pleasure that we confirm that construction works have commenced for McKinely Residences. A piling rig has commenced in boring the concrete piers for the basement retention walls. Whilst other works have preceded this, the piling is a major item for the project. The builder Ironside Construction will now work continuously on site through to completion which is scheduled for the last quarter of 2019.

Works onsite are progressing well, with Figurehead Construction having now completed the basement bored pile retention wall and the slab on the ground at basement level. Installation of the precast concrete walls is underway on the lower levels and the first suspended concrete slab at the mid-level of the basement is complete.
The concrete slab at the Wattletree Road ground level is due to be completed at the end of this month and the concrete structure will continue to be erected over the next 4 months for completion by the end of 2018.
Construction of Pelham has commenced smoothly, and we expect this to continue through to completion. The target completion date remains on track for August 2019 with settlements shortly thereafter.

Early works have started on site already with the builder commencing site prep and the removal of contamination. The electrical substation works have been finally commissioned by Jemena. Over the coming weeks you will start to see the building activity ramp up as the builder fully mobilises to site.

The developers advise that demolition is complete. Excavation and piling has officially commenced! It took longer than expected to obtain the building permit, however this has been achieved. Works are currently being undertaken by Nick and his team at LTE Excavations. It is a big job, spanning a block of nearly 1 hectare and comprising four separate apartment buildings and an on-site hotel, but everything is tracking well so far. With excavation now underway, all works are set to be completed in 2020, with Foundry and the Adina Hotel buildings to be completed first.
• Details of West End’s builder and terms have been agreed with West End’s Construction financier and once documentation has been finalised, an announcement will be made
The developer has advised that in early August the level four concrete pour took place at Windsor Terrace. Since then the Alimak has been installed, site sheds have relocated from a leased premise onto the site, basement levels one and two are live with power whilst trades continue services install. Next week the level five concrete pour will take place with the ground floor walls to commence shortly after.
