The delivery of the East End Apartments is now well into the construction phase. Carelli Construction completed the basement works by the end of last year as planned. Once the ground level concrete slab is complete the next major mile stone will be to complete the above ground concrete and steel super structure.

The super structural is scheduled for completion just after Easter.
There still isn’t much to see yet because most of the work is underground, although below are a few pictures of the ground slab formwork and steel reinforcement. We are pleased to advise of the following update for Pelham;

The builders are progressing well onsite with the scaffold currently being removed and due for completion over the next few weeks, revealing the beautiful façade.

The joinery carcass installation is now complete, and the stone bench tops and splash backs are in the process of being installed. The timber flooring installation is well underway and the timber balcony soffits have now been completed.

The builders are also now progressing with the bathroom tiling and fixtures, and the painting throughout.

Completion of Pelham remains on track for late August, with settlements expected shortly thereafter in late August or early September. This is dependent on when the Occupancy Permit is granted and Titles are registered at the Land Titles Office.

We will continue to keep you up to date with progress over the forthcoming weeks.

Exciting time is coming as the construction made good progress towards its completion and we are now in the last phase, if you have driven passed, you would have noticed big changes over the last a few months, as the team removed scaffolding, proceeded with the external finishes and completed all openings, the building is shaping up the Toorak/Tooronga junction with its well designed architectural form.

Our builder is on well on track of its schedule, the anticipated time for you to carry out any valuation and inspection is June/July.

We are excited to let you know that the excavation of the two level basement carpark is now complete.

Some rock was found during the excavation which has delayed the construction program by approximately 2 weeks however the builder is confident this time can be made up during the balance of the construction period.

The pit for the crane has been established and the crane will be erected on site on in mid April.

Construction of the basement structure is due to be completed by the end of June 2019 and the top level (level 8) by end of October 2019.

The site sewer infrastructure upgrade works are now on track to be completed by mid-May 2019 with the civil earthworks package (in ground services and roads) due to commence shortly after.

Under ideal weather conditions the civil construction period is estimated to take 6-8 weeks, commencing with site clearing and bulk earthworks followed by benching of the townhouses.

In addition, the retaining wall along the northern boundary will be constructed during phase by the civil contractor. Lot servicing infrastructure works to each stage will then begin.

As you can appreciate there are number of critical documents that are required to be completed with relevant authorities in order to meet compliance so that The Rise can progress to settlement.

The developer is currently waiting the final authority’s to issue their final certificate, in order to be issued the Statement of Compliance from Council. Once the Statement of Compliance is issued, the developer can then lodge the Plan of Subdivision to the Land Titles Office for registration.

Once registration has occurred, then settlement can be triggered.

The developer and project team are doing everything within their capability to push these authorities through and to bring this project to completion as soon as practicable.

Over February/March, the final slabs were poured on the northern boundary lots. This required the installation of the last underground water tanks, which couldn’t be completed yet due to access requirements on the site.

In addition, these months saw the delivery of steel frames to all lots. Concurrently, timber frame delivery occurred during late March. This enabled construction of these frames to begin early April. It is anticipated that southern boundary lots will be completed in the next couple of weeks. With each email, you will notice the speed at which above ground construction takes place.

By the next update, you will see the finalisation of timber frame construction. This will make way for external lock up, when other internal work can progress.
