We’re obviously living in a very unusual and challenging environment at the minute and we hope everyone is looking after themselves and supporting each other through it.  Whilst things are changing daily, we thought it’d be an appropriate time to provide an update in relation to 835 High.  

Firstly, we’re very excited to be able to announce that we’ve appointed Flux (Figurehead Construction) as our Builder/Head Contractor.  Flux were the builder on our recently completed 97 Mathoura Rd, Toorak development which was also designed by Carr and has recently been shortlisted for the prestigious Australian Interior Design Awards.  Flux have an unrivalled reputation for delivery of extremely high quality developments and we couldn’t be more confident in their ability to deliver another outstanding result for us all at 835.

Flux have already commenced demolition on site with the internal strip-out phase well underway and will roll straight into construction unless there are further State/Federal restrictions put in place to prevent them from doing so.  As of today, the construction industry continues to operate, albeit under some modified working conditions.  

From a sales perspective, we’ve now sold 23 of 26 Apartments which is an incredible outcome (so quickly) and reflects the quality of the design and location. 

Our business and more specifically this development is extremely well capitalised and nicely positioned to deliver 835 High and we look forward to keeping you regularly updated as we progress through construction.

We are pleased to confirm that work continues to progress onsite, with Figurehead following all Government advice relating to the COVID-19 situation. Currently we do not foresee any change to the estimated completion timeline however we will of course keep you updated should circumstances change.

At this stage the basement excavation is complete, and the rainwater tanks have been installed below the basement slab. The basement concrete walls and base slab have now been poured with the ground floor concrete suspended slab now 50% poured – the remaining 50% is to be poured in the next two weeks. The next two weeks will also see the concrete walls and columns, already installed within the basement, continuing above ground floor.
Over the coming months structural works will continue with level 1 and 2 slabs to be poured as well as the top floor roof structure. We are aiming for the building to be “topped out” in late May/June. The internal services fit out will follow with the individual apartments beginning to take shape!

Included within the next project update will be information regarding our recommended window furnishing supplier and how to arrange quotes and install directly with them.

With the colder weather settling in, construction work has not stopped on site.
The team at D5 have made fantastic progress with some of the project milestones to date summarised as below:

  • External claddings, windows and glazing installation is at 100% completion
  • Services rough is at 90% completion
  • Internal plasterboard and fixing installation is at 85% completion
  • Internal doors installation at 65% completion
  • Walk-in robes, linen shelves, tiling to bathrooms at 35% completion
  • Kitchen and bathroom joineries are currently in the production process in Italy and due to arrive in the coming months

Construction completion is anticipated to be in early November 2020. We anticipate settlement to take place sometime late Nov to early Dec 2020.
Please note as always timings are always anticipated and an exact settlement date will not be known until the Plan of Subdivision has been registered with the Titles Office and the Certificate of Occupancy achieved, and settlement is called.

It is recommended to commence the finance process now if you require one. Please do not underestimate the amount of time required to complete the finance process to ensure you are organized for a smooth and timely settlement.

The builder, D5 noticed from the CCTV footage that there has been unauthorised site access after hours. For safety reasons, please DO NOT access the site.  There are very steep fines in place across Australia for instances where people without the necessary authorisation enter construction sites. If you get caught unsupervised (or worse, get injured) on the site the builder could easily cop a massive fine. If you enter a building site without permission, the builder has the right to remove you.

Dear Helm Apartment Owner,

Since our Construction Update No. 8, issued on 26 March 2020, while the site itself may have been fairly quiet, behind the scenes we have been working tirelessly and a lot has been happening.

We have been completing negotiations with Suppliers to secure unhindered supply of the products ordered to finish the Project, both those coming from within Australia and those from overseas, and also engaged further fencing and security monitoring to ensure the safety of the site and your investment during the transition in Builders.

We are now very pleased to advise that FOURSQ (pronounced FourSquare) have been nominated as the new Builder for HELM.  They have an excellent portfolio of past projects, where they have been instrumental in successfully assuming the builder role on several of those developments that were facing the same challenges when they came on board, and the results they delivered have been seamless and of the utmost quality.  We wanted to select a New Builder who is both capable and worthy of the job to complete the HELM build to our high expectations, which has not been an easy task, but we believe that we have been successful in this endeavour.

Taking the extra time to do the necessary due diligence to be able to be confident in our selection of FOURSQ has been crucial to try and ensure a smooth finalisation schedule for the remainder of the build, and we believe that this will mean a superior quality end-finish to the Apartments will be delivered that will be worth the wait.

FOURSQ are expecting to resume building works in the next two weeks, and have presented a Completion Timeline that has Apartments being completed around the end of October 2020, with Settlement then anticipated to be able to take place some time in November.  Please find attached for your reference the Completion Works Tender Timeline dated 24 April 2020, showing a Projected Hand-over Date of Friday 2/10/2020 to Tuesday 24/11/2020.

As mentioned, the Completion Date as set out in the Builder’s Construction Schedule is to be around the 1st November 2020.

We will be in touch shortly with the amendment to the Purchase Contract.

The developer has advised that for the month of April, they have been installing the underground sewer & stormwater services to the main block of Townhouses at Balaclava.

This work will carry through the month of May including the electrical services.
They will also start the structural footings and load bearing structure for the ground floor to the North facing townhouses.

This includes running all major services (water, gas, electricity) below the ground floors.

They will also be working in the front four units, pouring the slabs and basic infill timber framing.

They have advised they are utilising a pre-fabricated wall & floor system that is delivered to site with the windows installed and some external claddings on. (not the feature cladding). Frames are ordered and are due to start erecting on site from early June.

This process is expected to expedite the build significantly, with the manufacturer estimating they will erect a complete three level townhouse including roof trusses within a week.

Our aim is to have all townhouses locked up in October 2020.

The developers have provided us with the following update:

We are pleased to advise that we have passed the most challenging and unpredictable phase of the construction.

As advised previously, all of the low grade contaminated fill has been removed. The next challenge was to deal with the water table.

This part of St Kilda was originally a swamp. The fill was bought in to lift ground level above the water level. Consequently, the water table is not far below the surface and is a significant challenge both during construction and to construct dry basements.  In order to achieve this, we have laid boreholes fed by trenches from all over the site (see the photo attached). These bores are constantly pumped to settlement tanks before discharging to the storm water system.

Further photos show the positioning of reinforcement in the final structural footing.

The next stage is to pour a hydrostatic slab. This is a very thick, heavy slab which will assist in ensuring that the basement doesn’t literally float up on the water table.

The hydrostatic slab will be poured in the next week or so. From there, construction will be virtually without risk and should proceed without further delay.

We are currently targeting a construction completion date in mid July, 2021

We are pleased to announce that construction at St James Park has been progressing well, with a number of significant project milestones recently achieved.

Those passing the site will have noticed the dramatic architectural built-form of St James Park now reaching completion. With the structure in place the installation of mechanical services such as air-conditioner ducting, gas and electrical wiring can commence.

The set-out of internal walls is also well underway, following which the installation of windows to Level One will commence.

Externally, the powerlines fronting Burwood Road have been dropped underground, ready for fibre-optic cables to be laid and the remaining poles removed.

Finally, the coming month will see the removal of the crane on site ready for internal fit outs to commence.

We are targetting Q1 2021 for Settlements.
