We are pleased to provide the progress achieved on-site to date for 1975, Malvern East.
– Framing: 95% Completed
– Steelwork: 100% Completed
– Masonry works: 40% Completed
– Plumbing and electrical rough in has commenced
Project completion is still on track to be achieved by October 2021. Settlement is anticipated to be sometime in November 2021.
It is recommended start planning about finance at settlement.
Please do not underestimate the amount of time required to complete the finance process to ensure you are organized for a smooth and timely settlement.

We are pleased to pass on the following update from the developer regarding 835 High Street, Armadale:
We hope you and your family are well and are planning a well deserved break after a trying 2020.
We are very fortunate that the team at Flux have been relatively unhindered on site and have made huge progress over the last few months. Everything on site to date has been clinical, with the basement now completely excavated, shotcrete basement walls completed and the tower crane erected; now forming part of the Armadale skyline. Flux hope to have both the basement slab and first suspended slab (Basement 1) poured this year and early in the new year they will begin works on the upper levels, which is very exciting. We encourage you to drive past the site whenever you can, as the building will begin to take shape at a rapid rate.
The tower crane was commissioned last week and is already in full swing. Erecting the crane is a huge milestone for the project and we are happy to report everything went exactly according to plan.
We are in a great position coming into the new year and look forward to another very busy year on site.

We are advised that construction has continued over the past few months well and the builders advise that they are pushing and are hoping to be close to completion in April. That is what site is telling me. Minter Ellison will be managing Settlement and will be in touch with purchasers in due course. We would like update you on the progress on your new home at Broadway.
The developer and the appointed builder are currently in the process of obtaining all the relevant consents from the authorities. Commencement of demolition has been delayed due to the Relevant Authorities required works taking longer than advised, this is due to the current backlog of projects during the COVID-19 restrictions. Although, with persistent correspondence from the development team the power authority is now providing a clearer timeframe, with our nominated electrician scheduled to undertake works next week to progress with disconnecting power required during Construction. The development team continue to work closely with the Relevant Authorities to complete their respective works, which will enable demolition and construction to closely follow. Demolition of the site is planned for March.

Construction has had some delays in construction due to some suppliers and manufacturers that were affected by the pandemic.
At this stage completion is expected late August 2021.
The directors at Method Constructions are still confident that we will be able to make up some time, particularly by engaging mainly local manufacturers that are less reliant on shipping and border restrictions.
All basement retention works have been completed including piling and anchoring, the bulk excavation down to the bottom of the second basement has been completed and, the concrete has been poured for the lift core, and crane base.
Currently the civil and drainage works of the lower basement are being done, as seen in the attached photo.

Please note timings are always anticipated and an exact settlement date will not be known until the Plan of Subdivision has been registered with the Titles Office and the Certificate of Occupancy achieved, and settlement is called. Our solicitors typically provide 2 weeks’ notice in advance for settlement date.
It is recommended to commence the finance process now if you require one. Please do not underestimate the amount of time required to complete the finance process to ensure you are organized for a smooth and timely settlement.

Dear Helm Apartment Owner,
If you have driven past HELM in the last couple of weeks you will note that the external façade of the building has been completed, however there are a few panels of glass that still need to be inserted.
The entrance, apart from the staining of the front door, is virtually completed – other than one final application of render. We have attached some photos for you so you can see the welcome you will receive as you arrive home to the HELM building! There will be protective floor coverings in the reception area whilst construction traffic continues.
Internally, the building is approximately 90% complete. The Builders – FourSQ – are closing for Christmas on 22 December 2020, and are scheduled to recommence on 4th January 2021.
The anticipated inspection dates and completion dates as referenced in our last Construction Update ( No. 12) remain the same. “At this point, we anticipate being able to welcome all Purchasers for your own personal inspections of your respective Apartment in the week of 23 – 30th January 2021, with Settlement then likely to take place around the first-second week of February 2021.”
It is fair to say the external appearance of the Building looks amazing and, when internal works are complete, it will be equally as breathtaking.
We have organised an independent organisation, Property Settlement Solutions, to conduct with you your pre-settlement inspection. Our contact at Property Settlement Solutions is Zoe Mills, who is very experienced in these matters. Any defects identified during the inspection will be included in the report she prepares which will be provided to all parties ( Builder, Developer and you, the Purchaser) which then, subject to review and acceptance by the Builder, those defects will be attended to and completed prior to settlement.
We will provide you with her contact details in the New Year.

2020 has been a trying year for all of us, but despite all the challenges we have been able to continue to focus on completing Hudson Green to the highest level of craftsmanship.
With joinery nearly complete, internal fitments are progressing well and it is starting to feel more and more like home.
External works are taking huge strides, with tiling and fencing complete, we will be starting landscaping in the coming weeks. The front façade is coming along with the hope to complete all common area works over the next month.
On site works are completed to have all utilities connected with connections to take place within next few weeks. We are aware that all major utility companies are overwhelmed by post COVID lockdown demand for new connections, but we remain optimistic to achieve our targets.
Interior construction: We are progressing with submission of required documentation to have the Plan of Subdivision approved by the relevant authority and will be hoping to avoid any lengthy delays due to the backlog of applications currently experienced by all local councils.

We are now in the process of registering titles with the land titles office, having recently received some key council approvals. We are optimistic we can proceed with calling for settlement late February.

Since our last update, construction has continued at a very pleasing pace. As we have advised previously, now that factors largely beyond our control such as contamination and ground water have been resolved, we have lost virtually no time. Any delays caused by weather (heat or rain) or COVID-19 for instance have been made up and our target remains for construction and settlements to be completed in the 3rd quarter of this year. On site, the structure is complete and the roof has been installed. Glazing, services rough – in and plastering is underway from the ground level up.

We have been provided the following update from the developer:
I am pleased to advise after spending a protracted amount of time with council to meet some new legislation around parking requirements, we now have our plan endorsed.
We have also appointed a builder on an early works contract and have all our building permits in place.
You will see some early work over the next month, with construction commencing in earnest in the next 8 weeks.
Obviously this is assuming that the government restrictions relating to Covid19 do not further impact our program.

The Project of the Olea Residences (44-54 Kambrook Rd, Caulfield North) is currently under construction. The anticipated completion date is the end of 2021.
As previously advised Marshall White Projects is no longer the sales agent for OLEA however the project will however remain on our construction portal with quarterly updates and some site photos supplied by BNG group.

After commencement of construction last year, we pushed through the Christmas break only stopping work for the main public holidays.
We have not completed our plumbing civil works to 95%. The plumbers will be wrapped up in the ground next week.
The next stage of the construction is the excavation which will begin next week, this process will take approximately 4 weeks.
When our excavation is complete the building will sprout out of the ground pretty quickly as our focus will be on the concrete structural walls.

Following the Victorian Government’s snap lockdown decision announced last Friday, construction at St James Park has returned to full capacity. Apartment joinery installation is now complete, with the Signorino natural stone mostly complete to kitchens, bathrooms and living rooms. The Miele kitchen appliances have now been delivered to site and have commenced installation to all apartments, in addition to the BBQ’s to all apartment’s balconies and rooftops. Landscaping work is now also complete to all balcony and rooftop planter boxes.
The residential lobby area is nearing completion with all stone flooring and carpet installed. Currently, the defecting process is now occurring with builder working to ensure all apartments at St James Park are delivered to highest possible level. We are still forecasting settlement for March 2021; however, this will largely be dictated and subject to final authority approval.
Our Customer Relations Team at Catalyst Settlements will continue to be in touch and will be providing further information soon regarding the upcoming purchaser and valuation inspections. In the meantime, they will be your best point of contact for all your settlement related questions.

Construction work is progressing on site at Surrey Gardens, within the COVID-19 guidelines. We are currently able to have a more contractors on site with the slight easing of restrictions.
We anticipate completion around March 2021. However, this date may vary with the ever changing government restrictions.

Structural work is now complete and the crane is no longer needed and off-site with the team at Manresa now firmly focused on façade and interior works. The task of hand laying almost 40,000 bricks has begun on the Victoria Street and Silk Place façade. Stud work is complete on lower levels and plastering is soon to begin. We anticipate building completion to be handed over in July this year which will equate to settlements in August.
