We anticipate bank valuations inspection to be conducted around late October.

We are pleased to announce the structure of 835 High is complete!

Flux have been keeping busy, despite the several Covid disruptions we have all experienced.  We are currently tracking ahead of the contract construction program and look forward to the tower crane beginning its decent in the coming months. The crane is currently lifting the large doubled glazed, full height windows into place on levels 1 & 2. These feature large scale windows weigh in at 450kg and take 9 people to physically install!

Plastering is complete on Level 1 and pre-plaster works have commenced on Levels 2 and 3. Levels 4 and 5 are well underway with rough in (Electrical, Mechanical, Hydraulic etc.) and expect to be sheeted with plaster over the coming month. The views from level 1 upwards are exceptional and even better than we anticipated.

Looking two months ahead we can expect the project to be at “lock up stage” meaning all windows are in and the building is essentially sealed.  The joinery team from Trendgosa have begun fabricating joinery for level 1 and are looking to begin joinery install in the next fortnight.

Everything on site is going very well and we look forward to bringing you the next update in a couple of months where the building will begin to look like a high end, luxury apartment building.

We have had a very productive start to the project and are eager to maintain this efficiency moving into the second half of 2021.

As we are now in the final stages of pre-construction, we would like to provide an update to you on
the current project status and the tasks remaining to be closed out before construction commences on

  • Unfortunately, due to Covid and extensive workload, the originally contracted builder had to rescind the construction contract that was due to commence works on site in June
  • After a new competitive tender period and a thorough review process and analysis completed
    on each tender submission, we have appointed a new builder called KSM Design & Construct
    who have extensive experience constructing similar types of projects in the bayside area
  • KSM have been personally recommended from the architect who has worked with them
    multiple times before.
  • We are currently working through updating the purchaser change requests and ensuring they
    are being incorporated into the final design documentation
  • The architect, structural engineer, civil engineer and services engineers are all working to
    provide the final detailed construction issue documentation that is required for the building
    permit
  • Protection Works Notices have needed to be re-issued to the adjoining owners in accordance
    with the requirements of the Building Act
  • The complete structural design has been finalised and dual certified by the structural
    engineers
  • All town planning permit conditions, drawings and reports have been endorsed by council
  • We are working closely with the builder to finalise all remaining items on the checklist
    provided by the building surveyor that must be provided in order for the building permit to be
    issued
  •  At this stage, we are anticipating that site establishment works (hoardings, site
    office/amenities, temporary power/water supply, site surveying, etc) will commence within the
    next 4 weeks followed shortly thereafter by construction of the foundation and car stacker pit
    works.
    We will continue to provide further updates in the coming weeks once firm dates have been agreed
    and confirmed between the design teams, the consultants, the builder and the developer.

We write to update you on the current construction industry constraints and how this is affecting East Village Prahran.

The Covid work restrictions have significantly affected the construction industry, and like every other non-essential project in Melbourne, we have been impacted.

Progress slowed initially due to the Stage 4 Covid restrictions for building sites, limiting numbers to only 25% capacity of workers on site.

A further blow was yesterday’s announcement by the Victorian Government that construction will shut down in metropolitan Melbourne and other Local Government Areas currently in lockdown for two weeks from 11.59pm, Monday 20 September.

Prior to this announcement, the completion date was expected to be towards the end of November 2021, based on progress whilst working under Stage 4 restrictions.

We had a priority meeting with the Directors of Method Constructions last night, and I want to reassure you that they are working to minimize delays and are still committed to completing the project before the end of the year.

As the situation remains fluid it is very difficult to forecast a completion date with any certainty.

We apologize for any inconvenience caused, and will pass on any further information as it comes to hand.

We remain available to answer any specific questions you may have.

On a positive note we have received the Terrazzo Tiles from Italy, and the Natural Stone for the kitchens and bathrooms is expected to arrive at the Melbourne Docks this week.

Following a competitive construction tender, developer Landream in collaboration with project managers Codicote have today announced that high-end residential builders, Kapitol Group, have been awarded the $17 million plus construction contract to deliver Hurstmon, Malvern East. Construction due to commence in July.

“Landream always strives to engage local professionals where possible across our portfolio of projects and Hurstmon was no exception,” comments Mitchell Crawford, Senior Development Manager of Landream.

The project is set to generate work for over 450 local contractors during the construction program, along with a construction loan facility provided by Bank of Melbourne.

Kapitol Group is the builder behind Sarah Sands, a bespoke development comprising of 31 apartments on Sydney Road in Brunswick; the Church Missionary Society of Australia’s redevelopment at St Andrew’s Hall in Parkville; and also has construction underway for 20 premium apartments at Bedford Street in Collingwood.

Emphasis has been placed on the delivery and installation of the unique vertical rammed earth columns that line the front and west façade of the building.

“Rammed earth columns sit proudly on the façade of Hurstmon paying homage to the earthy tones of the site’s surrounds and defining each residence, allowing residents to have a clear sense of their home,” comments Tim Clarke, Director of Telha Clarke.

This enables the building to meld seamlessly into the local streetscape, which is filled with the abundant native greenery that Malvern East is known for.

“Traditionally only starring in luxury homes, museums, art galleries and wineries due to its bespoke nature; Hurstmon is one of the only residential developments in Victoria to feature this beautiful and sustainable natural building finish,” comments Mitchell.

In keeping with the theme of supporting local, the earth for the columns will be sourced and manufactured in the Victorian High Country through a family run business called Earth Structures, carefully selected by Landream due to their high level of expertise.

Earth Structures are responsible for many of the buildings in Victoria that feature rammed earth including the renowned Tarrawarra Museum of Art located at the Tarrawarra Estate winery in the Yarra Valley.

Completion of the building

• As the building reaches ‘Practical Completion’ (the stage when it can be occupied but for minor defects which can be rectified after occupancy) we will undertake defects inspections with purchasers so that they will have an opportunity to have any minor items rectified
• At around about the same time, the building surveyor (who issues building permits) will issue a Certificate of Occupancy
• Defects will then be rectified

Issue of titles

• In order to have the new titles issued, we need to obtain Statements of Compliance from service authorities such as electricity, water, drainage, sewer, NBN etc as well as council. This process obviously relies on timely responses from authorities which is outside of our control and can be variable
• This statement must be provided to the Titles office which will then issue titles.

As to timing, we are looking at:

• Defect rectification, final clean etc: by late October
• Compliance: mid October to early November
• Settlements: mid November to early December

Construction continues onsite as The building’s structure and roof have been completed. The Builder has now commenced installation of plasterboard, windows and building exterior wall. Installation of building services and lift are currently under progress. Kitchen cabinets and cupboards have been ordered and will arrived on site for installation.

Unfortunately we have been hit with harsh restrictions from the state government, the entire construction industry has lost 75% of staff. In saying that we have been able to maintain a tight ship and continue pushing this job the best we can.

We have designated a full time project manager and site manager to this project to ensure we stay in line with our schedule to the best of our ability.

Construction is moving fairly quickly, we are completely out of the ground now and the concrete pour for our ‘slab on ground’ is scheduled in for the first week of September.

Over the coming weeks, we will see the building sprout up very quickly, we are through the most complex stage of the build.

Once again I thank you and your patience through these uncertain times, we look forward to finishing this build just as much as you.

We are pleased to pass on the following update from the builder:

  • Plumber fit-off GF
  • Lift core cladding in progress
The majority of works have been completed for the interior and we are now progressing with cladding for the external facade. We look to finalize the majority of external work by end of this month. Due to covid lockdown, we have faced some delays from authorities as they have transitioned to working from home- we will continue to monitor if this will have any effect on the completion program. We are committed to delivering an outstanding project and appreciate the support of all our purchasers.

We are advised that the developer is anticipating September 2021 Practical Completion.

  • Piling complete for suspended footings for entry blockwork.
  • Basement rendering started (due to wet weather).
  • Waterproofing to roof area (continuing).
  • Stone cladding to front façade has commenced.

Excavation works have continued on site at Walmer in preparation for the foundation piling and concrete footings, to erect the tower crane.

To allow the excavated material to be removed from site, over 70 truck movements per day are occurring to ensure the program is met for late 2022.

Despite the renewed lockdown, works are currently continuing onsite as per the building industry’s allowed guidelines

Coming out of the circuit breaker lockdown # 5 the progress on the building site continues with all trades working towards the highly anticipated lockup stage.

All the building has been covered with external scaffolding which will allow for brickwork and the exterior cladding  installation.

Now that the frame has finally been completed, the roofing will start to go on over the next two weeks.  This will make the building weather proof and we will no longer be at the mercy of nature’s elements. Electrical and plumbing (services) roughing-in have began in earnest.

Looking forward to the next 4 weeks where a lot of building progress is expected from our trusted building partners.
