A Word from the Project Team

If you have been past the site recently you will know that there has been some great progress with a substantial component of the structure already in place.

IRONSIDE have not let the Melbourne weather get in the way of progress so will take a well earned break over Christmas from this Friday. Works will recommence in middle of January.

The project team are still reviewing purchaser changes with pricing to be finalised shortly. We will expect pricing to be provide to the purchaser sometime in the new year. This is only in regard to request that were outside the purchasers contract. We appreciate your patience in regards to this matter.

Construction Progress

October through to December have seen excavation works completed and the commencement of the concrete structure.

Basement structure has been finished and a major milestone was accomplished last week when the ground floor slab was poured. It is an exciting time for everyone when you can start to see works above ground.

The delivery of the East End Apartments is now well into the construction phase. Carelli Construction completed the basement works by the end of last year as planned. Once the ground level concrete slab is complete the next major mile stone will be to complete the above ground concrete and steel super structure.

The super structural is scheduled for completion just after Easter.
There still isn’t much to see yet because most of the work is underground, although below are a few pictures of the ground slab formwork and steel reinforcement. Looking forward as construction works continues, we will begin sending more pictures and news of the projects progress in our quarterly updates.

We are pleased to pass on the developers latest Pelham settlement update:

Internally, the plaster works are now complete, and painting is underway. The joinery install has commenced, as well as the bathroom tiling.  Externally, the structure and roof have been completed, and the installation of the windows is well underway.  The brick installation has commenced as well as the timber soffit linings.

The target completion date remains on track for August 2019 with settlements shortly thereafter. We will provide more detailed timings as we move closer to completion.

With the banks making their assessment criteria far more onerous in recent times, unfortunately some loan approvals are taking much longer than they used to.

Civil works (the installation of the main sewer infrastructure to the site) at the Regent Townhouses development is almost complete. Although slower than originally anticipated (due to the difficulty in boring the 110 metres of main sewer line as well as delayed approvals from Yarra Valley Water), Adept Drainage are now in the process of finalising all sewer connections and are aiming to complete works by early March.

Our main Contractor (Sycom Constructions) is in detailed negotiations with all early works contractors to commence works. At this stage the early works building permit (which will include detailed excavation, the installation of all in ground services and the
preparation of all interconnecting roads in readiness for the townhouse construction) will be issued in late March.
Works on site will commence shortly thereafter in March 2019.
