Despite the various roadblocks endured due to the restrictions in place over the past 4 months, we are pleased to announce construction progress is back to 100% and our builders are roaring back into it.

If you have had the opportunity to drive past site of late, you will have noticed the scaffold to the South has been dismantled and the beautiful façade has been unveiled. Carr have worked tirelessly with Flux ensuring every millimetre of the façade has been signed off before the scaffold came down.

What has been happening on site over the past few months?

  • The tower crane has been completely dismantled and transported off site
  • Scaffolding to the South and West facade has been dismantled
  • All glazing to residential apartments has been installed
  • Bathrooms to levels 1,2 & 3 have been tiled and ready for fit off
  • Levels 1,2 & 3 have all been sheeted with plaster and the ceiling sheets for level 4 were installed Oct 15th.
  • Kitchen joinery and stone to levels 1,2 & 3 has been installed
  • Kitchen appliances have been installed and commissioned to levels 1,2 & 3
  • Basecoat painting has commenced on Levels 1 & 2

Providing we don’t experience another industry shutdown or reduced capacity on site, Flux anticipates achieving PC (practical completion) in early to mid 2022.

We write to update you on the current construction industry constraints and how this is affecting East Village Prahran.

The Covid work restrictions have significantly affected the construction industry, and like every other non-essential project in Melbourne, we have been impacted.

Progress slowed initially due to the Stage 4 Covid restrictions for building sites, limiting numbers to only 25% capacity of workers on site.

A further blow was yesterday’s announcement by the Victorian Government that construction will shut down in metropolitan Melbourne and other Local Government Areas currently in lockdown for two weeks from 11.59pm, Monday 20 September.

Prior to this announcement, the completion date was expected to be towards the end of November 2021, based on progress whilst working under Stage 4 restrictions.

We had a priority meeting with the Directors of Method Constructions last night, and I want to reassure you that they are working to minimize delays and are still committed to completing the project before the end of the year.

As the situation remains fluid it is very difficult to forecast a completion date with any certainty.  Occupancy Permit and Council Compliance Certification is achieved, a more realistic completion target would be by the end of January 2022.

We apologize for any inconvenience caused, and will pass on any further information as it comes to hand.

We will continue to keep you updated every 2-3 weeks on progress to provide you with enough time to be organised for settlement. We remain available to answer any specific questions you may have.

On a positive note we have received the Terrazzo Tiles from Italy, and the Natural Stone for the kitchens and bathrooms is expected to arrive at the Melbourne Docks this week.

We are pleased to pass on the following update from the builder:

• Stone benchtops all floors, all wet area tiles completed
• Painting L2&3 ceilings

The majority of works have been completed for the interior and we are now progressing with cladding for the external facade. We look to finalize the majority of external work by end of this month. Due to covid lockdown, we have faced some delays from authorities as they have transitioned to working from home- we will continue to monitor if this will have any effect on the completion program. We are committed to delivering an outstanding project and appreciate the support of all our purchasers.

We are advised that the developer is anticipating December 2021 Practical Completion.

Construction has commenced on our Soligo project in Balwyn.

So far we have achieved;

• Perimeter retaining walls and new paling fences have now been completed.
• Site has now been stripped and benched along with the removal of the topsoil.
• Piling works have now been completed and the capping beam formed and sprayed.
• Bulk excavation will start next week (weather permitting) and the basement will soon start to take form.

It is our pleasure to welcome you to our first newsletter. We hope you are well and enjoying post lockdown freedom. The end of restrictions could not have  come soon enough for our industry, and we are thrilled to finally be able to commence our project delivery journey.

Despite many challenges posed by the pandemic, we have been working with our architects, engineers and other trusted project partners to finalise the plans and construction program.

Our aim is to commence demolition this side of the year or early next year, subject to demolition permit being issued by the local council in timely manner.

All subdivision items have been lodged to Council and are waiting on them to approve all items which can take some time.

Titles will be lodged next week. Land titles office can take up to 4 weeks to issue the new titles.

We will continue to send out regular updates to you all as works progress on site and will make contact with each individual purchasers when pre-settlement inspection are ready to be booked in.

We ask that all Northern & Southern Block purchasers complete valuations on their respective lots as soon as possible.

We saw many milestones on site accomplished with the erection of the tower crane completed, as well as the commencement of foundation piling.

Piling forms the very basis of construction and is the essential support needed for the structure. It is a technique that sets deep foundations for any form of construction work.

October: With construction back, it’s all hands on deck at Walmer. We saw the first slab of concrete for Basement 2 poured, and the removal of the remaining dirt well underway. Shotcrete of walls on the west elevation is complete with the north elevation to begin by the end of this week.

Move in date remains late 2022.

Another update as we slowly come out of another lockdown.

I hope everyone has been well and looking forward to easing of restrictions and Covid normal summer.

Fynnan builders have been back on site after the construction industry’s mandatory lockdown was lifted, and with the limit of 5 people on site have been trying to move the building towards the next objective. With strict Covid Safe rules in place, Fynnan have been progressing and managing the site in a responsible and safe manner ensuring that everyone on site is vaccinated and kept safe.

Since the last update, we can report that further exterior cladding has been installed as well as the roof being put on, making the building less prone to the external elements.

Internal rough-in of the electrical and plumbing have been completed as well as the installation of Skylights.

Mechanical services have been also installed in preparation for the plastering works (plaster sheets have been delivered to the site already).

Carpenters have been working tirelessly in preparation of the internal walls for the plaster to be installed.

We have applied to the Council for Town Planning Permit for Subdivision, which has been subsequently granted.

As we move closer to the holidays period  we hope to see further progress especially once the 5 person limit on building site is eased and we see more trades on site.

At this stage we are being advised by our builder that the completion date is  anticipated for March 2022 and they are aiming to meet that timeline subject to any further unforeseen restrictions.
