The first quarter of 2021 has been GO GO GO at 835 High with the Level 2 concrete pour to be completed this week! At this rate the team at Flux are anticipating topping out (completing the structure) mid this year. The tower crane will begin its descent late July after the structure is up and the incredible amount of glazing is installed.

The team at flux have already begun their procurement of fixtures and finishes to remove the risk of any potential shipping delays. While the team from Carr Design have been busy finalising the joinery shop drawings including a protype kitchen, which will be built in early April.

Everything on site has been running like clockwork and it is a testament to the whole team working on 835. We are currently slightly ahead of our construction program and we hope to continue to build with high efficiency.

The developer and the appointed builder are currently in the process of obtaining all the relevant consents from the authorities. Commencement of demolition has been delayed due to the Relevant Authorities required works taking longer than advised, this is due to the current backlog of projects during the COVID-19 restrictions. Although, with persistent correspondence from the development team the power authority was providing a clearer timeframe, until recently. The development team are currently waiting upon a firm date from the Electrical Authority so our nominated electrician is able to undertake works to progress with disconnecting power required during Construction. As soon as these works are completed, it will enable demolition and construction to closely follow. Demolition of the site is planned following the Easter Break for mid April, with the demolition contractor already appointed. The development team are eager for demolition and construction to commence.

Firstly, we’d like to apologise for the delay with our regular communication. We’ve been very busy trying to deliver Hudson Green as soon as practically possible.

We are extremely pleased to advise you that construction of Hudson Green is now complete.

Final cleaning has commenced and will give the apartments the shine that only a brand-new building can provide.

We have been progressing well with the administrative elements to ensure a smooth transition for handover.

The Plan of Subdivision has been certified by Council and we are expecting it to be registered at some point next week.

As soon as that occurs the plan will be passed on to the Titles Office for the titles to be registered.

The Occupancy Certificate is also expected to be issued next week.

Structural work is now complete and the crane is no longer needed and off-site with the team at Manresa now firmly focused on façade and interior works. The task of hand laying almost 40,000 bricks has begun on the Victoria Street and Silk Place façade. Stud work is complete on lower levels and plastering is soon to begin. We anticipate building completion to be handed over in July this year which will equate to settlements in August.

The weather in Brighton was extraordinary last week and has allowed for Cobild to complete the installation of all in ground services and the basement slab on ground to be poured.

The ground floor suspended slab is currently being formed, with this week focusing on erecting form work ready for reinforcement installation. Cobild aim to pour the ground floor slab next week.

Fynnan builders have been making good progress despite the constraints of COVID 19 situation.

Adopting the “front to back” approach, the front two units’ frame construction has commenced and we are seeing the building taking shape.

Structural steel has been erected as well as the windows being ordered for a timely delivery and installation.

Lightweight steel frame construction has been implemented to allow for strong and true structure.

We’ve had a few days of delay due to inclement weather, however, we have  been reassured by the builder that he will make up for this time loss and get us back on track of the scheduled program.
