This is an indicative timeframe only, as construction timeframes are by nature difficult to predict, however we suggest you have your affairs in order by that date so as not to be late for settlement. As completion draws closer, we will regularly contact you with timing updates based on information we receive from the builder.

Please find the latest update below from the developer:

Welcome to the seventh of our updates of HELM Luxury Apartments, Hawthorn Construction Process.  We have held off sending an update as we had wanted to show you photos of the building now that the glass is being installed – an exciting time and, as you can see, the beauty of the building has become evident!

Please find attached photos of the building progress.

Glass on both the front and rear curves of the building on Levels 1, 2 and 3 have been completed.  Framing for the glass has been completed on all Levels, and glass windows and external walls have been completed on Levels 1, 2 and 3, with installation of these close to being finalised on Level 4. The glass balustrade around the perimeter of the roof is also being installed.

It is difficult to take photos that show the amount of work that has been done internally since our last update but, as you can see from the photos, the total structure of the Apartments has been completed.

A considerable amount of the Ground Floor, including the car stackers in the garage, has been completed.

On the 1st and 2nd Levels, the majority of the work has been completed, including the kitchens, bathrooms and laundries.  We are awaiting the delivery of the stone for the kitchen benches for each Apartment and the final coat of paint.

Levels 3 and 4 are in course of being plastered.  Most of the interior infrastructure on these Levels has been completed.

The update on the expected completion date is around 15th May 2020.  The date has been pushed back about a week from our original estimation due to inclement weather, but the team continues to work collaboratively together and we are very excited about the quality of the finished product.

The developers advise that they have now removed all contaminated material from the site and obtained a Statement of Environmental Audit from the environmental auditor. This has been a long and complex process and we have now moved onto the next stages.

There is a water table throughout this area just a few meters below the surface as can be seen on site now. We need to constantly pump the water from the site to allow excavation and construction to proceed. The water needs to be treated and disposed of via the sewer under the terms of a special Trade Waste Agreement. Right now, the tanks etc needed to operate the pumping system are being installed. Within a week or so we should be back on site excavating and constructing.

Photos updated today 24th March 2020 – showing de watering underway. Pumps are running 24 hours a day. Looking at recommencing construction next week.

Drakk advise that they have contacted buyers by phone and arranged meetings, which they subsequently postponed for obvious reasons.

We are pleased to announce that Tosca Homes has been appointed as the preferred contractor for Stage 1. The building contract is in its final stages of review and execution is anticipated to occur in January 2020. Materials for the northern retaining wall are in fabrication and delivery to site is on track for the start of the new year. Construction of the retaining wall will mark a key milestone for the civil works component of the project.
Following the impending endorsement of the revised civil infrastructure design necessitated by Council engineering advice, civil works will commence in earnest in mid-January.

Welcome to the February update for the current and future construction status for the development at 436 – 442 Mt Alexander Rd, Ascot Vale known as Royal Ascot.

The construction is progressing, with the external façade works well underway and due for completion in March 2020. Fitout and finishes works have also commenced for all levels of the building. These works will continue through until the project end.

However, as a result of the circumstances currently in Shanghai and wider China, the builder is forecasting a slight delay in the delivery of some particular items. In addition to this, the bushfires over the summer period also had an impact on the construction program. The thick smoke haze forced construction to stop amid safety concerns.

The builder has suggested a potential delay on the back of these issues, pushing practical completion to mid-June 2020.

Works on both the interior and exterior are coming along well as the building has well and truly taken shape.

Installation of perforated screens & Bi-fold doors to south, east & west facades of the building has been completed. Paving for the balconies on levels 1 – 4 in also underway.

Important works have taken place in the apartments as milestones such as flooring and appliances have been installed in most levels. Here are some of the major points with photos below:

Completed installation of apartment carpet level 1 to level 5.
Completed installation of sliding robes.
Completed installation of swinging robes on level 6.
Commenced installation of frameless shower screens throughout.
Completed appliance installation from level 1 to level 5.
Commenced installation of level 7 kitchen joinery.
Completed fitting off ceiling lights level 1 to level 7.
Completed rough-in on ground floor tenancies.
In the common areas, the storage cages are being installed on basement 2 and the wall sheeting in the ground lobby has commenced.

At this stage the anticipated construction completion of your apartment is on track for Mid-April 2020 with Settlement to follow shortly after. This is subject to favourable conditions or unforeseen delays.

The 8-level structure of the building was “topped out” (structural works have been completed) in December which was a significant milestone for the project. This enabled the tower crane to be removed in February which entailed ceasing site works during the removal. The scaffold for the lower levels has now been removed.

Internally, Levels 1-3 have the majority of the joinery, floor and wall tiles and shower screens installed.
Levels 4 & 5 are painted and ready for joinery installation. Levels 6 & 7 will be prime coat painted by the early March.
The delivery of the timber floor for the project had been delayed due to shipping from China (Coronavirus) however the ship has now docked in Melbourne with no impact to the completion date of the project. All other materials are sourced locally.
Externally the composite panel and glazing is finished between Levels 1-5, with the exotec cladding installation to follow. All cladding is non-combustible.

Completion is on track for Late July/Early August with settlement to follow shortly after. We will keep you updated as the project progresses.

We have to report that with manufacturing on hold in China at least until late February in some instances, we will not know for another month (end of March) the extent of delay to the completion of West End.

Both our builder Hacer, and the operator of the Adina Serviced Apartment Hotel have formally notified us to expect delays.

We are unable to provide guidance at this stage as to the extent of delay but we feel that Building 4 the Foundry will experience the longest delay while Building 5 the Spencer will be least affected.

If you drive by your future homes, you may be surprised that there could be a delay given the structure has advanced so quickly as you will see from the photos below taken on the 24th and 25th February 2020. The delays are due to various product items involving building services, fitout and some specific items like window frames. The entire country is also affected.

Until the outbreak of the coronavirus, we were expecting settlements of each building to be as follows:
