We are pleased to pass on the following update from the developer regarding 835 High Street, Armadale:

We hope you and your family are well and are planning a well deserved break after a trying 2020.

We are very fortunate that the team at Flux have been relatively unhindered on site and have made huge progress over the last few months. Everything on site to date has been clinical, with the basement now completely excavated, shotcrete basement walls completed and the tower crane erected; now forming part of the Armadale skyline. Flux hope to have both the basement slab and first suspended slab (Basement 1) poured this year and early in the new year they will begin works on the upper levels, which is very exciting. We encourage you to drive past the site whenever you can, as the building will begin to take shape at a rapid rate.

The tower crane was commissioned last week and is already in full swing. Erecting the crane is a huge milestone for the project and we are happy to report everything went exactly according to plan.

We are in a great position coming into the new year and look forward to another very busy year on site.

Dear Purchasers,

We are pleased to advise that we have been powering ahead with construction in the last few months. We have noted the progress highlights below.

  • Retention & Structure – 100% complete
  • Windows – 100% installed
  • Services Rough In – 70% completed
  • Cladding – 70% competed

As you may be aware the Victorian Government have announced Covid – 19 stage 4 restrictions. Although construction activities fall under essential services, all construction projects must adhere to reduced workforce on site to continue construction activity. This means our builder has had to lower their workers to a maximum of 25% on site which will unfortunately slow down and delay the progress. Our builder and their subcontractors have been working incredibly hard and are doing everything they can to maintain work flow during these unprecedented times.

Due to the pandemic stage 4 restrictions, our expected completion date will be pushed to Q1 2021. Obviously, this all depends on further government regulations and how the covid-19 situation unfolds. We have been following all government advice and procedures to help ensure work continues steadily on site. We are working closely with our builder and providing maximum support to ensure the project will be completed in a timely manner with minimal delay. We will introduce you to our settlements team 3 months prior to practical completion and they will take you through the entire settlement process and help with settlement co-ordination.

We appreciate your patience and understanding during these challenging times and please be assured that we will endeavor to keep you updated as construction progresses.

Despite stage four restrictions construction has continued steadily at Burke Road.  Figurehead builders have successfully navigated the tight government guidelines which limited the onsite workforce firstly to 25% and then 85%.  On a positive note, it is now business as usual with the site now able to operate at 100% original workforce capacity.

As you are aware COVID-19 restrictions have caused delays to the builder’s progress on site.  The good news is that Figurehead had been progressing well all year, so they were slightly ahead of programming before lockdown impacted. As we now gather momentum toward completion, Figurehead are still aiming for construction completion to occur in March 2021 with settlement to occur shortly after in late March 2021 or possibly shifting into April 2021.

As your apartment continues to take shape if you have had the chance to drive past Central Park you will have noticed the scaffolding is starting to come down and the beautiful facade is now exposed.  The timber soffit cladding to the balconies is now complete and the internal fit out is progressing well with tiling, stone, and joinery installation.  With the scaffold now being removed ground floor external works can now commence.  Next month sees the commencement of the installation of the beautiful timber flooring.

We will endeavour to share with you the latest updates on progress and provide accurate timelines as we move closer to completion.  As always timelines are indicative only due to the involvement of authorities outside of our control such as Stonnington Council, service authorities and the titles office.

Lockdown has finally lifted and, with construction well and truly underway again, we have had FourSQ determine in more detail how the Lockdown has affected their completion schedule.  We are now in a position to be able to give you some more accurate updates to the timing for Completion and Settlement for the Apartments.

With the major Construction on the Apartments now essentially complete, so that only internal finishing touches and appliances, and work on external patios and balconies is still needing to be finalised on the Residences themselves, should you require a Valuation Inspection to be done as part of your Lending Institution’s requirements, now is the time to be talking with your Lender and getting these booked in.

2020 has been a trying year for all of us, but despite all the challenges we have been able to continue to focus on completing Hudson Green to the highest level of craftsmanship.

With joinery nearly complete, internal fitments are progressing well and it is starting to feel more and more like home.

External works are taking huge strides, with tiling and fencing complete, we will be starting landscaping in the coming weeks. The front façade is coming along with the hope to complete all common area works over the next month.

On site works are completed to have all utilities connected with connections to take place within next few weeks. We are aware that all major utility companies are overwhelmed by post COVID lockdown demand for new connections, but we remain optimistic to achieve our targets.

Interior construction: We are progressing with submission of required documentation to have the Plan of Subdivision approved by the relevant authority and will be hoping to avoid any lengthy delays due to the backlog of applications currently experienced by all local councils.

Now that we have resolved the difficult issues associated with ground water and contamination, we are making very good progress.  We have now poured the two basement level slabs plus half of the ground floor in less than two months. From here on, we are looking at pouring half a level every two weeks, with structure complete by Christmas and completion mid year 2021, subject of course to weather, Covid and other unknowns.

Project Update

The Victorian government introduced on 2 August 2020 stage 4 Covid restrictions, which have reduced the workforce permitted on site down to 25% of the prior level and limited production of on-site materials.

Construction work is continuing, with the builder rescheduling the various trades to get the most efficient progress possible in the circumstances. The stage 4 restrictions are meant to apply until 13 September 2020, but this date may change. It is therefore too early to assess the full impact on our delivery program of the restrictions, but completion within the first quarter 2021 is still being targeted.

General Onsite Status Update

Construction at St. James Park had been progressing well before the government restrictions with the builder on schedule. The crane has been dismantled and removed from site, with fill in work commenced.

Solar panels have been installed on the rooftop and installation of windows throughout the development is almost complete.

Internal spaces are shaping up well, with wall set-outs complete, and all electrical rough-ins complete for all cavities and ceiling spaces.

Furthermore, the finalisation of plaster board walls and painting is well underway and joinery installation has commenced within several lower level apartments.

We will probably lose another 3 over the next 4 weeks but we are going very very well considering.

We have been provided the following update from the developer:

I am sure our settlement manager Property Settlement Solutions has been in contact with you over the past few months regarding the formal process associated with managing the settlement of your apartment.

In any case, I wanted to provide a more casual update to keep you informed about West End and other matters.

As I write this update, COVID cases in Victoria are dropping considerably ( I hope this continues of course) and property inspections are now permitted thereby making the settlement process so much easier and clearer for us all.

It seems we are well underway to a COVID normal and predominantly restriction-free December and thereafter. This means we will most likely be able to enjoy the use of the 3 West End pools including a 25-meter lap pool, plunge, and spa pool, the large 1500 square meters of private resident gardens including a meditation and reflection garden incorporating water features and a beautifully landscaped public park.

I am also pleased to report that the final steps in preparing titles for settlement are now well underway. So again, please ready yourselves!

In keeping with the Melbourne City Council requirements to reflect our indigenous culture in all-new addresses, we are pleased to advise that the arcade and public park will be named using “Wominjeka” which is a local Aboriginal word to mean “Welcome”
