During the month of June, Cobild has continued to progress well on site at 232 Wattletree, and meet milestone dates both internally and externally. Internally Cobild has commenced joinery installation to ground floor and level 1, along side tiling to bathrooms and laundries to these levels and the commencement of waterproofing and screeding to level 2.

Plastering to level 3 is now nearing completion to make way for setting and  sanding, followed by painting. Externally, Cobild has further progressed with the copper shingle cladding  to level 3 and the face brickwork has continued to progress up the building.

The builders have advised the completion of your apartment is expected in mid-September 2019.  We currently expect to receive both the Occupancy Permit and Registered Titles at this time, with settlement of your apartment anticipated shortly thereafter.  We will keep you up to date with progress over the coming weeks and alert you to any changes in these timelines should they arise.

Ironside have continued making great progress on site and based on this we are currently expecting an early October settlement period.

All apartments are now at lockup stage with plastering and initial painting completed in each apartment.

Tiling in the bathrooms of all Ground Floor and Level 1 apartments have been completed and Level 2 tiling has commenced.

Externally, the facade is starting to be rendered and cladding installed on Level 2. This will be more noticeable as Ironside gradually take down the scaffold over the coming weeks.

The Lift has been installed and the car stackers are currently being installed. The rest of the common areas are slowly coming together as the  internal services are being finalized.

By the end of July we are anticipating the majority of the joinery and flooring to be installed, the facade to continue to have cladding installed and further fit off of services within the apartment.

Welcome to the fifth update for HELM Luxury Apartments from the Developer:

It has been a while since our last update but we are sure that you will agree that the wait has been worth it.

We are very pleased to confirm that the foundation infrastructure for the apartments has been finalised, with the last concreting for the slab laid this week.  The foundation infrastructure, which is a crucial part of the building to get right, is one of the most time-consuming parts of the construction process.

With the foundation infrastructure finished, and scaffolding already in place, the building should now rapidly move forward.  The Form and Reo for the First Floor will be finished by mid-week, and it is anticipated (subject to weather) that concrete will be poured this coming Friday (12th July).

Please find attached some photos showing construction work onsite, and photos of the current status of the construction.

At the moment, the Builders are very close to the Construction Time Schedule, with no change to the completion date of 4 May 2020.  We will keep you updated as to whether there will be any change to the anticipated completion date as the construction progresses.

Works onsite are currently booming ahead with the head contractor, Ironside, recently installing the external facade.

The structural component of the building has been completed on schedule, with all floor levels including the roof of the building now complete.

Internally, the apartments are starting to take shape, with wall framing, plasterboard sheeting and services installation currently up to level 3. Additionally, the installation of bathroom tiling, has now commenced on the lower levels.

The installation of the Car Stackers has commenced and is scheduled to be completed in the coming weeks.

At this stage construction completion at McKinley Residences is anticipated to occur in October 2019, with settlement to follow shortly thereafter.

Please find below the latest Construction update from the Project Manager on the current and future construction status for the development known as Royal Ascot.

Basement Level 2 structure has now been completed with Level 1 Basement set for completion early next week. This will finalise basement structure works.

We are forecasting the construction of the ground floor slab to commence the early/mid/late July with each additional level taking approximately 1 month to complete thereafter.

Subject to any unexpected delays, we are still forecasting overall completion by the end of May 2020.

Exciting times as the construction has made good progress towards its completion and we are now in the last phase, if you have driven passed, you would have noticed big changes over the last a few months, as the team removed scaffolding, proceeded with the external finishes and completed all openings, the building is shaping up the Toorak/Tooronga junction with its well designed architectural form.

The site sewer infrastructure upgrade works are now on track to be completed by mid-May 2019 with the civil earthworks package (in ground services and roads) due to commence shortly after.

Under ideal weather conditions the civil construction period is estimated to take 6-8 weeks, commencing with site clearing and bulk earthworks followed by benching of the townhouses.

In addition, the retaining wall along the northern boundary will be constructed during phase by the civil contractor. Lot servicing infrastructure works to each stage will then begin.

June was another strong month of construction work on site. Framing was completed on all lots. In addition, brickwork and roofing has begun on all rear lots. This work will continue towards the front of the property, making way for lock-up stage. We anticipate lock-up to be reached on the first townhouse in the coming weeks, closely followed by completion of internal work on other lots.

In this email, we have included a short comparison of the site at the end of June, compared to approx. 2.5 months ago. This should provide further confirmation of the strong construction momentum, which we anticipate will continue up until settlement.

Finally, over the past few days, all purchasers should have received a phone call advising of updates to the programme and preliminary settlement details. If you have any further questions, feel free to reach out.

Construction Progress

During June, construction continued at an accelerated pace. A number of significant changes have occurred this past month. Firstly, upper framing was completed on all lots. Windows were installed on various lots as we work towards lock-up stage. Another key change was the completion of roofing on the back lots of the property. With roofing complete, this will enable internal work to begin concurrently while external work is finalised. The final and most stunning change was the beginning of brickwork on the rear lots. This will continue at a rapid pace as it moves towards the front lots and the townhouses take their designed form.

The builders at Windsor Terrace are currently undertaking final works to the façade along High Street.

Once these works are complete the development team hope to receive final sign off from Council. This needs to be achieved prior to council issuing the Statement of Compliance.

The Statement of Compliance is needed to lodge the Plan of Subdivision directly through to the Land Titles Office.

It is anticipated that purchaser inspections will occur in the second half of July 2019 with settlements at the very end of July.

Unfortunately at this stage it is difficult for the development team to provide any further clarity on dates however the team assures you everything possible is being done to achieve settlement as soon as possible.
