The last 2 months on site have been extremely promising with the team gathering great momentum. Joinery and stone slabs are looking stunning and are now almost completely installed. Painting is well underway, timber flooring is being layed this week whilst tiling to bathrooms is close to completion.

As things come together the building is developing a fantastic feel to it. Great natural light & ventilation, wide corridors, natural exterior materiality and beautiful finishes internally. We’re really excited to show you through in November.
After lengthy discussions with Cobild and continual review of program, it is with a strong level of confidence (and great excitement) that we now believe that we will be complete and your apartment settled before Christmas.

As per the email update in August, there are still some small risks of delays (through council and titles) but we now have a strategy in place to mitigate these as much as we possibly can.

Please find the latest update below from the developer:

Welcome to the sixth of our updates of HELM Luxury Apartments, Hawthorn Construction Process.

Over the seven weeks since our last update, the progress on site has been astounding, which you can see from the attached updated photos as at Tuesday 27th August 2019.

The 3rd Level Floor has now been completed and, as you can see from the photos, Buildcept have commenced the “form-up” for the 4th Floor.  You cannot see the work being done in respect to the 4th level because of the set-back of Levels 3, 4 and 5.

We are now in a position to identify the form of the Building.  The form of Level 2 with the gracious curve is evident, and Level 3 will have the same curve.  There will be a different curve on Level 1 because there is a planter box that runs along the side of the Building commencing approximately where the curve starts on the second level ( shown in the main HELM rendered image at the top of our updates).

You can also identify the curve at the front corner of the Building, and the back corner of the Building (cnr Cook Street and Luton Lane).

As the Developer, I am very excited as to how the Building is going to look upon completion.  It is anticipated that the Building Structure will be completed by the end of September (as always, subject to weather).  Internally, Level 1 has already been stripped of its scaffolding supports and the internal fit-out has commenced.  The Ground Floor is also in the process of being stripped in readiness for fit-out.

Please refer below for the fourteenth update on the progress at Howard West, 3-11 Howard St, West Melbourne.

Activities on site are focused on finishing trades. The tower crane has been removed and the driveway is being completed. Current external works include final installation of fences, screens, decking, pavers and grass where needed. Internal works are trades such as joinery, plaster, paint, stone and tiles.

Final measure was completed on 1st November 2019 and the final plan of subdivision will be distributed shortly through our solicitor for review and information. Statement of Compliance documentation is at 90% and is expected to be completed for Council review by 20th November 2019.

Based on latest council processing times, we revise the anticipated Notices for Settlement going out some time between 24th January 2020 and 19th February 2020. The actual date will be dependant on when titles are issued.

Notice on sign-ups for inspections and walk-throughs has been sent through via email to all purchasers. Please check your email as these will occur from the 9th-12th December 2019. This is not mandatory, and please understand that works will still be ongoing during this time in certain rooms and common areas. It is an opportunity to identify any issues that may be able to be resolved prior to occupation. If these dates do not work, please let me know and we can schedule an appointment in early January. The erection of the main structure is now well underway, with completion of the shell expected by early October 2019.

In unison with the super structure and following its erection, the external façade will be under construction and is expected to be completed in full by late January 2020.

Fitout and finishes works have already commenced for the basement levels and are expected to be completed by November 2019.

Fitout and finishes works for the rest of the building are to begin in October with these works to continue through to the project end.

Subject to any unexpected delays, overall completion is forecasted for end of May 2020.

There’s been plenty of action on site over the last few months, with basement excavation now complete to a depth of 7m and shotcreting also finished. Preparations for the next phase of construction are also well underway with the installation of the tower crane set to bring significant action.

In the coming months, the pouring of slabs for the basement level and ground floor will see the building reach street level.

Keep an eye out as the building begins to rise and be visible from Burwood Road and Yarra Street from early next year.

We are excited to let you know that a construction milestone has been achieved in that the basement works are now complete and work is now progressing rapidly above ground.

The level 1 concrete slab is now in place and a new level will be constructed approximately every 2 weeks.

There has been some delay in the construction program due to excavation of rock and wet weather which has extended the expected completion date (not settlement) to July 2020.

We will continue to keep you updated with construction progress.

It is very important to note that The Kent is now a construction site under the control of the builder, and there is no access allowed.

Current status of works onsite are:

– After significant delays the stone started to be installed.
– The appliances are being installed.
– Joinery is partially completed and is an ongoing process

As you are aware there have been delays at The Porter, the joinery has been holding up progress of the build. With Christmas looming we are now looking at bank valuations before the Christmas break up with purchaser inspections and settlement to follow post christmas. This is subject to favourable conditions or unforeseen delays.

We anticipate bank valuation inspections to commence in mid January. You will receive a separate email with exact dates, closer to this time.

We are pleased to advise that building works are progressing well at The Royal. All scaffolding has been removed and carpet installations are due to commence soon.

Settlement Timeline:

Settlement will occur once Titles have been registered with the Land Titles Office and the Occupancy Permit has been issued.
We anticipate both the issuance of the Occupancy Permit and Registered Titles later this month, with settlement anticipated shortly after.
Please refer to your Contract of Sale to identify your settlement period once both items are achieved.

Valuation Inspections:

Bank valuation inspections are likely to commence from the 19th of September. Once we have received confirmation of time allocations from the project team, an email will be sent out with booking procedures.
If you would like your bank or broker’s to be included in the email, please send our team their contact details so that we can include them in the email.

Purchaser Inspections:

Purchaser inspections are due to occur during the week of the 23rd of September.
These inspections are an opportunity for you (or an authorised representative) to inspect your apartment prior to settlement. Inspections are by appointment only.
We will issue a formal notification with booking instructions and inspection details later next week.

Settlement Information

Below is an anticipated outline of settlement details for your Viola Townhome.

Mid-late October: Practical Completion of building/ construction

Early November: Settlement triggered and titles released. Purchasers will have the ability to settle early or 14 days after registration of plan of subdivision / certification of occupancy

Late October: Authority sign off (Council Statement of Compliance, utilities, occupancy certificate).

This is intended to provide an indicative timeline and brief overview of the next few weeks.

We are on track for a mid-to-late October practical completion of construction. After construction is completed, a number of steps will take place prior to settlement and exchange of titles. This primarily includes sign off by building authorities and registration of title.

The exact period depends upon the speed with which authorities sign off on documentation. In our experience, this process takes approximately 2 weeks from practical completion. Although we do not foresee any delay with this process, we have factored in some additional time within the timeline in case of the unexpected.

Once settlement is triggered, your contract stipulates 14 days for settlement. During this period, you will have the option to settle early.

Construction Progress

August saw the construction focus shift to internal work, as the cladding installation nears completion.

Joinery has now been installed to most of the townhouses, with the last remaining lots scheduled for installation of robes and kitchens in the coming days. Plastering has also been completed on all townhouses followed by the first coat of paint. Once the last of the cladding is installed, the scaffolding will be removed and the internal fences and landscaping will begin.

Flooring is scheduled to be installed over the next two weeks. This will see the insides of the townhouses visually transform. The benchtops and appliances will be the last of the work to take place as the townhouses are prepared for the first of the purchaser inspections.
